What to put in a flooring contractor business package for 2027
Seventeen flooring contractor service packages written as scopes: what each includes, what it excludes, and the site condition that has to hold for the price.
What to take away
- Each entry below is one line item a flooring contractor can put in a business package for 2027: a scope, a boundary, and a condition. Copy the shape, price it from your own costs, and match the wording to how you actually work.
- Packages that hide an unknowable quantity inside a fixed price are the ones that generate disputes. Every unknown here is a measured rate instead.
- A package is not a discount. It is a promise that one visit produces one finished outcome.
- Offer few packages at first. Seventeen live packages with no costing behind them is worse than four you can deliver.
How to read each entry
Every package names the outcome, the boundary, and the condition that has to hold for the price to stand. The condition is almost always the same pair: the subfloor within the flatness tolerance and the moisture limit that the manufacturer's installation instructions state for the product being installed, with readings recorded before work starts.
- Single-room resilient plankinstalled material, underlayment where specified, transitions at each opening. Excludes tear-out, subfloor repair, furniture. Quote in COREtec, Shaw Floorte or Mannington Adura plank, with Roberts or FloorMuffler underlayment and Schluter or Versatrim transitions. Condition: recorded flatness and moisture within the instructions.
- Whole-floor resilient plank with tear-outremoval and disposal of one existing floor covering by measured area, then installation. Excludes adhesive residue removal beyond a stated allowance, for example 200 square feet of glue-down vinyl scraped by hand. Common products include LifeProof and Stainmaster luxury vinyl plank.
- Slab preparation packagegrinding, patching and self-leveling billed per measured square foot after the old floor is up, with dust control included. Grinders from HTC or Husqvarna run with HEPA dust shrouds; self-levelers from Ardex or Mapei. Typical rate: roughly $2 to $4 per square foot as of 2026.
- Moisture assessment package: in-place testing to the method named in the product instructions, written readings, and a mitigation quote if the slab fails. Use ASTM F2170 in-situ relative humidity probes or ASTM F1869 calcium chloride kits, with Tramex or Wagner meters. Mitigation runs to Ardex MC Rapid or Mapei Planiseal. Sold before any installation contract on a slab.
- Carpet and pad replacementremoval of old carpet and pad, new tack strip where damaged, installation, seam layout, disposal. Brands include Shaw, Mohawk and Engineered Floors. Eight-pound rebond pad suits concrete; install to CRI 104 and 105 standards.
- Stair packagepriced per tread and riser, including nosing detail and trim, quoted separately from any floor area. Nosing comes from Versatrim or a matching solid wood return. Building code wants consistent riser heights, typically 7 to 7.75 inches on every step.
- Hardwood installation with acclimationdelivery, conditioning for the period the instructions require, and racking. Fastening or gluing, expansion gaps, and transitions are included. Species come from Bruce, Somerset or Armstrong. Acclimate in the home until moisture content stabilizes, often 3 to 5 days, per manufacturer or NWFA guidance.
- Sand and refinishabrasion sequence, edge work, coats, and a stated occupancy and cure window. Three coats is typical. Finishes come from Bona, Basic Coatings or Pallmann, with stains from Duraseal. Water-based urethane cures in about 24 hours; oil-modified needs longer. Excludes board replacement, which is quoted per board.
- Board repair and blendreplacement of damaged boards and feathered finish, with an honest statement that a blend is not a match. Match species and grade where stock exists, using Bona or Pallmann finish. Where the floor is discontinued, the customer gets a sample option, not a promise.
- Sheet vinyl with seam planroom measured against roll width, seams placed away from traffic paths where possible, welded per the manufacturer's method. Brands include Mannington, Tarkett and Congoleum. Rolls commonly arrive 6 or 12 feet wide; heat welding uses a groover and a welding rod matched to the pattern.
- Tile and stone setsetting, grouting, movement joints, with subfloor stiffness verified against the tile size before the contract. Uncoupling membranes come from Schluter or Laticrete; thinset from Mapei or Custom Building Products. Work to ANSI A108 and the TCNA handbook, with interior movement joints typically every 20 to 25 feet.
- Transition and threshold packageall openings in a home addressed at once, including undercutting jambs and height changes between rooms. Undercut jambs with a jamb saw. Profile strips from Schluter, Versatrim or TrafficMaster are matched to the flooring and to any height change.
- Landlord turn packageone unit, standard product, fixed schedule, fixed clean-out expectations, priced per unit type rather than per room. A mid-grade LVP from Shaw or Mohawk keeps replacement stock on the shelf. Target turnaround is roughly one to three days per unit.
- Builder schedule of ratesa per-square-foot rate by product and plan type, with the measure ownership and error responsibility written down. Rates are typically held for a quarter. Production builders often buy carpet, LVP and tile on one schedule, so name the products and the plan numbers.
- Insurance and water-loss reinstatementremoval of affected material, drying coordination with the mitigation contractor, replacement to the adjuster's scope, documented photographs at every stage. Estimate in Xactimate, the format most carriers accept. Follow IICRC S500 for drying, but drying remains the mitigation firm's call.
- Commercial after-hours installwork performed outside business hours with a premium labor rate, protection of adjacent finishes, and a defined nightly reopening standard. Products come from Shaw Contract, Interface or Tarkett. Premium labor is commonly 1.25 to 1.5 times the day rate.
- Post-installation maintenance visitinspection, cleaning to the manufacturer's method, transition and trim check, and a written note of anything the household should change. Cleaners come from Bona or the floor maker's own line; follow Shaw or Mohawk care guides. A written report gives the customer a record for the warranty.

Which routes exist near you is a separate question, worked through in the review of markets a flooring business can serve.
Before you publish any of them
- Each package has a cost per crew day behind it, not just a price.
- Tools for the scope are owned and maintained, per the shop and vehicle setup review.
- Exclusions appear in the offer itself, not only in the terms.
- Preparation and mitigation are rates against measured area, never assumptions.
- Safety controls for grinding, adhesives and old resilient material are in place, following the OSHA approach of finding and fixing hazards before an injury.
- The advertised price is truthful and supported, which the FTC advertising guidance for small business requires.
- Job costs are recorded against the package so it can be reviewed, in the way the Internal Revenue Service describes for business records.
The bundling rules behind these entries are set out in how to decide what belongs in one package, the underlying scope definitions in the flooring contractor services catalog, and the ranking arithmetic in the review of which scopes actually pay.
Common questions
Should I really offer seventeen packages?
No. Pick the three or four that match how work reaches you and retire the rest until you need them. The list is a menu to choose from, not a catalog to publish.
How do I price a package I have never sold?
Cost it from the scopes inside it, then run the first two jobs as a test with a written note of where the estimate was wrong. Adjust before the third.
Can packages be advertised with a starting price?
Yes, if the conditions that make it the starting price are stated beside it and the exclusions are visible. A starting price that only applies to a room nobody has is a complaint waiting to happen.
What package do new owners regret offering?
Anything with an all-inclusive tear-out on an unknown building. Old adhesive, multiple layers and suspect material turn a fixed price into an unpaid week.
